Home-buying basics: Writing an offer

Here you are, in the verge of dropping hard-earned money on a new house in a beautiful neighborhood in Las Vegas. But before you do, protect yourself from possible heart break and remorse. Write an offer.

A written offer is the best means to ensure that the seller discloses all possible conditions surrounding the house and that you are entitled to a final walk-through inspection which will ensure that all conditions stated in your offer before purchasing the house are met.

What should you put in your offer then? Here's a rough rundown of things.

Property condition

You don't want to move into a house that is in a total wreck where the yard is unkempt, the tiles are chipped and the plumbing is leaking. So set minimum standards and clearly put them in writing. This should also give the seller a better idea of what to repair and upgrade in order to close the deal with you. If you don't do so, you might end up moving into a house that need more repair than you initially thought so.

Disclosures

It's not enough that you set standards for physical conditions, you must also state in your offer that the seller must disclose any adverse conditions that may affect your decision to buy the house. Is the property located in a flood, earthquake or tornado zone? Are the neighbors too noisy or rude that they dump their trash in your back yard? These are things crucial to know – or you'll end up living in a hazardous area with rowdy neighbors.

Inspections

Other than the standard appraisal and termite inspection, your offer must state that you have the right to thoroughly inspect the place, even hiring a professional home inspector to seek out potential problems. This is because there are certain conditions that only a professional could spot. The inspection report is a good basis to demand repairs prior to buying. Allow yourself up to two weeks to review everything thoroughly.

Final walk-through

Revisit the property one last time to ensure that all conditions you set in the written offer are met.
