Stanhi – A New Mixed-use in Downtown

By: Tony Sena

The trendy high rise will be one of the first ones to develop in the old downtown area, which is fast becoming the new arts district in Las Vegas. Revitalizing the district has become a priority with the Mayor and City Council as it is something that will bring in a lot of revenue and release much needed space for current Las Vegas trend of condo living.

The City Council unanimously took three decisions that have helped to fast track the Stanhi project. The city issued a special use permit for the project's mixed- use development. Stanhi will have residences, retail and entertainment centers. It has allowed them to build the 760-foot tall building, in the area where till now there was a height restriction of 200 feet. The earlier restriction was due to it being the airport area. The Council also approved the development plan of the builder Cherry Developers.

Stanhi will have twenty two thousand square feet of commercial space on the ground floor. The 8-story base will include four levels of parking. The rest of the space will be occupied by a full floor fitness center, street level retail, and other amenities. The plans include a rooftop pool. The concept of mixing workspaces, retail stores and entertainment venues with residential development is the latest trend in urban development and should work wonders here.

Construction on the 425-unit building on the southwest corner of Gass Avenue and Third Street, is scheduled to begin in the spring. Already VIP access allows some individuals to reserve a unit for a $10,000 advance, which will be adjusted against the price of the unit if you decided to go ahead with the purchase. Public access to reservations however will begin in April. The 65-story condominium will have one, two and three bedroom units and the sizes range from 700 to 1,500 square feet. One can buy more than one unit and combine them to make a larger home.

Prices start in the low $400,000 range. The trend to develop residential towers is here to stay and the success of this first high rise tower will no doubt give one an insight into how development in downtown Las Vegas will proceed. Plans are set to begin work in the spring and the project will be completed in eighteen months time. The building's architecture is inspired by contemporary and historical Asian design.

The developers are taking care to see that the surroundings are also aesthetic as the downtown region is pretty rundown at the moment. It is going to be the first area with a village atmosphere, according to Cherry. "The core is going to be beautiful," they added.

Las Vegas officials hope that such development, including high-rise housing, will bring in new business into the district.
