What's Most Important About Renting Property

By: Paul Fogarty

So, you've decided you want to set yourself up as a landlord. Not a bad idea, and there are plenty of article lying around the place to help you get started. However, have you consider what is the most important part of renting? Do you even know what it is? Go ahead, take a guess, you may be surprised.

Most likely, if you've thought about it at all, you will have easily come up with a myriad different possibilities. Perhaps you have considered getting the property ready for renters, and ensuring that the building itself is all set up. Of course, this is important, nobody could deny that, but is not in fact the most important.

You could be thinking about the more ephemeral matters of getting set up, such as making sure that everything is arranged legally, or designing an application for your prospective tenants that will include everything you want to learn. You also have to think about what forms of rent you accept, deposits, deadlines, and all these other details. They're important too, but again, not the most.

Maybe you think the most important thing is deciding how you are going to run your business, for example, your rules on subletting or allowing pets. Or, more important then this, making sure that you have some leeway in your plans for the totally unexpected. You just know that something will come up, that you never even considered. Still not the most important thing though.

Surprisingly, the most important part of renting something is also the one most often overlooked, and it is this: To rent something, you need someone to rent it too. So the most important part of property rental, is finding tenants.

So the first thing that you need to do, is to get the word out. "Build it and they will come" may have worked in the past, but it is certainly no longer applicable. You need to think of some way to advertise, so let's take a look at a few ways to go about it.

Physical signs. This can include notices, posters, billboards, or anything else that is out there for people to look at. This is particularly good if you want people from a specific location, for example, if you are looking to attract students from your local university. Unfortunately, it can be expensive to set up, and often doesn't give the best results.

Papers. A much better idea, you can post in your local freeads or similar paper. They'll often allow you to place your ads for free, or very little at least, and you can reach a large number of people. Still, it is far from the most effective or efficient system, so maybe use it in addition to others.

Broadcasts. This includes television and radio, and is very expensive and rarely worth the effort. I wouldn't even consider this unless you are a big property mogul, with a lot on offer.

What does this leave you with? The internet, of course. The world wide web is an excellent tool for just about everything, and advertising is included in this. Pretty well everyone uses the internet now, and you'll generally get a pretty good response from it as well. Of course, you still have to find the right place to place your ad.

There are lots of different websites to post to, all of which can easily be located through a quick search of google. Of course, with this much choice, you don't want to waste your time posting to an unsuitable site. So have a look at them, and think about what's important. You need to find somewhere that looks good to visitors, and is easy to navigate. If it is not clear how to use the site, then visitors won't bother, and you won't get any results.

After you've looked through a bunch of these sites, and maybe tried to sign up to one or two, I'm sure you will have noticed something that they have in common. The price. They always seem to charge, and it it's always a lot. What's with the huge fees? Don't worry, you're not the only one to think this. As a matter of fact, a few new sites have recently opened, promising to do the same service for free. So just ad 'free' to your search in google, and track some of them down- they are poised to grow rapidly, and it's well worth signing up. After all, what have you got to lose?

To give you an example, you can have a look at localets.co.uk. An extremely well designed site, it has everything you may want, as well as being totally free. Who says that advertising must be costly? The prices I've seen in some places are outrageous. Take the time to find a few sites like this one, and sign u to all of them. Perhaps you will sign up to a few of the bigger sites, if you really want to, but make sure you take advantage of all the free help you can find.

There you have it. The most important part of property rental is finding someone to rent the property, and the best way to do that is to advertise online. So what are you waiting for? Get on with it!
